Feasibility & Concept

Architect generates a report which outlines all site constraints,potentials and statutory requirements. Report includes a confirmed brief, 3D models, 2D plans, client options and Architects proposed options.

1st draft of report presented and submitted to client. Comments and feedback given. Report updated with updated comments and final report presented and submitted.

Architect fees for feasibility & concept report can also include the submission of a pre-planning application on your behalf. However, the actual pre-planning & site plan fee required by the council is a payment the client must cover. This can be paid by the Architects, with fees added to overall invoice for this stage of the works.

Technical Design

Architect to compile a set of technical drawings and details for submission to local building control.


Dependant on the scale and cost of the project, Architect to submit either, ‘Full plans’ or ‘Building notice’. Architect will advise on the most appropriate submission for your project.

 

‘Full plans’ will require the Architect to submit a very detailed pack of technical information. However, for small projects, only a ‘Building notice' may be required. 

In addition, the Architect can put together a small tender package for builders to price the works more accurately. This could include slightly more advanced planning drawings or the ‘Full plans’ building control set. 

Structural engineer calculations and details will also be required. With Engineer fees to be paid separately from Architects fees.

Landscape design

We also have the capability to provide landscape design services. This involves the same principles and processes but with less planning and building regulation restrictions. Generally, a brief is compiled itemising your requirements, followed by a measured survey and a concept report.

 

The concept report will include 3D sketch options to confirm scale and appropriateness, with confirmed concept plans ready for a contractor to price for the works. The report will also highlight any technical restrictions and any possible statutory requirements.

Coordination & Planning

Submit a full planning application on behalf of the client. If full planning not required, Architect can apply for a lawful development certificate under ‘permitted development’ rights.

 

Client to also engage a structural engineer & other possible consultants depending on council submissions. Additional specialist survey’s may also be required at an additional cost to the client.

Once submitted, the planning set of drawings can be used to pre-price the project to 2-3 Builders, and get provisional ‘outline’ costs in order to budget for accordingly.

Tender & Construction

Architect can send out tender package for builders to price on your behalf.

 

Depending on the scale of the project and selected builder, the advanced planning drawings may or may not be enough to price from. Therefore ‘Full plans’ detailed drawing may be required.

 

The builder must adhere to building control regulations, with the onus on them to comply with the building regulations and the client to ensure building control application is submitted so that a building control officer can inspect during and after construction.

During construction, If required, Architect can monitor construction progression and ensure materials adhering to building specification, provide snagging lists to the client before final payments to builders completed.
 

Additional Services:

Vision Pack

For those looking to buy a new home but unsure of what potential their purchase could have, a vision pack is a great one-off architectural service which will provide you with possible ideas and solutions to give you added confidence with your purchase.

 

Starting from a low fixed fee of £850, Studio Nightingale will provide you with a mini-design report showing a range of possibilities that the prospective property could have, this includes illustrative sketch plans and 3D designs for you to see more clearly the potential.
